Rural Powhatan and Goochland add their own variable: long driveways, rural acreage and rock in the excavation change the job considerably out there. If your community is not listed, call us anyway. We almost certainly work there.
The Virginia Uniform Statewide Building Code does not require a permit application for retaining walls supporting less than three feet of unbalanced fill. The exemption does not apply where the wall supports a surcharge other than ordinary unbalanced fill, which covers driveways, parking areas and structures above the wall.
Nationally, most retaining wall projects cost about $3,200 to $9,200, averaging around $6,000, and complete walls typically run $35 to $65 per square foot of face area. Block, stone, poured concrete and large block systems all outlast the people who commission them, provided the base and drainage are right. Timber does not.
Almost always water or the base. Water behind a wall is enormously heavy and few residential walls are built to hold it, so a blocked or missing drainage outlet is the most common cause we find.
